Getting the right price for your home comes down to these three tips.

The real estate market is an ever-changing thing, so how can you know how much your home is worth? I’ve been getting this question a lot lately, especially with rising prices. To help with this, there are three things that you need to know: 

1. Stay away from online estimators. You can get quick estimations of what your home is worth through things like Zestimates. However, it’s important to avoid those. 60% to 70% of the time, they give numbers that are way too low or too high. Therefore, you need to get a number from a real person who understands the nuances of your property and neighborhood.

2. Use more recent comps. I talk to a lot of people who set expectations for how much their home is worth on what their neighbor’s home sold for a year or two ago. Unfortunately, in today’s fluctuating market, it’s important to only use data from the last six months. Other information isn’t relevant anymore, and there are exceptions to this, but they aren’t common.
